The Guarantee
Bali villas are known for their strong rental yields. But at The Nine, we decided to go one step further.
For the first two years after completion, PARADYSE guarantees a minimum 10% annual net rental return on your villa.
After a short ramp-up period to fully launch the property across premium booking platforms, your villa enters the guaranteed performance window. If rental income from your unused days does not reach 10% annually, PARADYSE will make up the difference.
Why We Can Do This
Our base case projections already expect 10–15%+ annual returns. The guarantee simply ensures your investment performs even in a conservative scenario.
Guarantee period begins 2 months after villa delivery. Applies for 24 months following the ramp-up period. Returns calculated on days the owner does not personally use the villa. ROI is net of operating expenses (management, housekeeping, utilities, maintenance, platform fees) and pre-tax. Owners must allow PARADYSE to exclusively manage and list the villa during the guarantee period. Personal usage days reduce the calculation base. Any shortfall is paid during annual financial reconciliation. Does not apply in force majeure events materially impacting tourism.

Yes. Foreign buyers regularly acquire property in Bali, with thousands of transactions per year, via long-term leasehold or registered titles such as HGB. These are established, legally recognised structures under Indonesian law and widely used by international investors. We work alongside trusted legal and notarial partners to ensure your purchase is structured securely from the outset.
It means that for the first 24 months after your villa launches on rental platforms, PARADYSE contractually guarantees your villa will generate at least 10% net annual return on your total investment. If rental income from your unused days falls short of that threshold, PARADYSE pays you the difference — out of pocket. The guarantee begins after a 2-month ramp-up period following villa completion, which allows time to professionally set up listings, photography, and pricing. Any returns above 10% are entirely yours.
Freehold (Hak Milik) is the strongest form of ownership in Indonesia and is generally reserved for Indonesian citizens. HGB is a registered, government-backed title often described as freehold-like. It provides long-term ownership rights, typically up to 80 years initially with extensions, and converts back to freehold when transferred to an Indonesian citizen. Leasehold grants exclusive rights to use and benefit from land for a defined term, typically 25 to 30 years with extension options. We guide buyers toward the structure best aligned with their objectives.

Our services include pricing optimisation, global marketing distribution, bookings, guest relations, housekeeping, maintenance and transparent financial reporting. Owners may appoint their own manager if preferred, though many value the integrated approach and institutional standards we bring to operations.
